Terms of Service
Last updated August 11, 2026
SpecDot (spec-dot.com) is operated by Tyler Davis, as a sole proprietor, ("we," "us," "SpecDot"). These Terms govern your use of SpecDot. By creating an account or using SpecDot, you agree to them.
1. What SpecDot is
SpecDot is software that lets residential builders ("Builders") pin material specifications ("dots") onto blueprint pages and share them with homeowners ("Clients") for review and approval. SpecDot is currently in private beta — features may change, and you may encounter bugs.
2. Accounts
You're responsible for the accuracy of the information you provide and for keeping your login credentials secure. Builders are responsible for the accuracy of the specs, pricing, and allowances they enter, and for who they invite to a project.
3. Plans and billing
Starter is free with no time limit, limited to one active project. Builder Pro and Studio are paid monthly subscriptions billed in advance through Stripe. You can change or cancel your plan anytime from Settings → Billing; cancellation stops future billing at the end of the current period. See our Refund Policy for details on refunds.
4. Approvals are not a substitute for your contract
An "approval" recorded in SpecDot documents that a Client reviewed and agreed to a specific selection at a point in time — it's a communication and record-keeping tool. It does not replace, and is not a substitute for, whatever signed contract, change order, or other legal agreement governs the underlying construction work between a Builder and their Client. Builders remain responsible for their own contracts.
5. Your content
You keep ownership of the blueprints, project data, and other content you upload to SpecDot. You grant us the limited right to store, process, and display that content as needed to run the service. We don't sell your content or use it to train anything outside of operating SpecDot for you.
6. Acceptable use
- Don't use SpecDot for anything illegal, or to store content you don't have the rights to.
- Don't try to access another Builder's projects or another user's account.
- Don't attempt to disrupt, overload, or reverse-engineer the service.
7. No warranty, limited liability
SpecDot is provided "as is," especially during private beta, without warranties of any kind. To the extent allowed by law, we're not liable for indirect, incidental, or consequential damages arising from your use of SpecDot, including disputes between a Builder and their Client. Our total liability for any claim is limited to the amount you paid us in the 3 months before the claim arose.
8. Termination
You can stop using SpecDot and delete your account anytime by contacting us. We may suspend or terminate accounts that violate these Terms.
9. Changes
We may update these Terms as SpecDot evolves. We'll update the date at the top of this page when we do. Continuing to use SpecDot after a change means you accept the updated Terms.
